When dealing with parking, it’s important to understand how commercial and residential real estate differs. In commercial real estate, the parking ratio is used to measure how much parking is available in the designated area. This means you’re comparing the size of a building to the space allowed for parking, to figure out how many parking spaces it should have. This metric is used for all property types and helps determine the number of parking spaces for each property.
The parking ratio matters because owners of a building can charge higher prices for tenants if there is a lot of space and ample parking to accommodate staff and customers. Parking spaces in commercial settings must account for local regulations and follow the Americans with Disabilities Act (ADA).
It is important to determine the following questions – does the parking meet all the local zoning requirements? How many spaces are needed based on the building size? Do the parking requirements change with the type of property? Are you going to need a commercial restoration expert to help with other costs?
Again, it depends on the use of the property. Retail stores usually have a requirement of five to ten spaces per 1,000 SF. This is because there is a lot of foot traffic due to the number of stores and businesses in the space. Other types of commercial buildings like train stations may not need as many spaces because there won’t be that many cars.
Every city has its own residential space requirements. Most zoning ordinances are based on the size, location, design of the space, and the number of spaces required.
In industrial buildings, 1 space for every 400 SF is usually the minimum. There are different regulations based on the city and local ordinances, but this is a good starting point. Industrial buildings may need less parking than commercial, or retail spaces.
In most cases, one space per dwelling unit for any type of unit is usually required. Single-family homes may have more, and multi-family units may have one and ½ spaces for apartments.
Calculating the parking ratio per 1000 SF is simple. Divide the total number of parking spaces by the square footage of the property. For example, if there are 100 parking spaces for 50,000 SF of space, the property has 2 parking spaces per 1000 SF (100/50).
Another way to calculate this is to take 50,000 SF of space and divide it by 1000 to get 50. Divide that by 100, which will give you 2.
